As a densification project within an existing hospital campus, this seven-story project enhanced the strengths and character of the built environment. The medical office building provides a broad range of outpatient services including Family Practice, Physical Therapy, Dental Care, Laboratory, Blood Drawing and Administrative Support.

A 160-seat Auditorium was designed at the fifth level of the office building to host conferences and symposiums with an adjacent flexible teaching area to accommodate an additional 172 occupants. Using a series of movable partitions, this area could be used as one large classroom or divided into five smaller classrooms.

Along with a variance to height restrictions, the medical office building achieved a One Star Rating through the Austin Energy Green Building Program. With constricted job site access, a complicated crane set-up and construction sequence was accommodated.

The parking garage was designed to accommodate 630 cars for the office and hospital us; thus, relieving congestion within the residential areas.
