The Lower Colorado River Authority - TENSCO Phase II, a consolidation, expansion and renovation project. The requirement was to take an industrial site and transform three of the buildings closest to the street into professional office buildings and a public conference center, and to develop an inviting courtyard in consideration of the occupants' desire to spend time outdoors. This requirement was achieved through the use of aluminum, steel and solar shading devices combined with Low E green-tinted glass to create a visual connection between the industrial nature of the site and the professional use. Another requirement was to obtain a 2 star rating from the City of Austin Green Building Program. Re-using the foundation, structure and roof joists of the existing buildings, using low-VOC paints, adhesive & sealants, and incorporating skylights and clerestory led to the project surpassing its initial goal and receiving a 3-star rating, the highest at that time.
